At the top of a prestigious block on Commercial Street, Imperium Engineering was appointed to deliver structural solutions for the transformation of a premium penthouse apartment. The project involved opening up internal layouts, improving natural light access, and integrating high-end services—all within the tight constraints of a central London footprint.
This scheme demanded precision engineering and meticulous coordination with architectural and interior design teams, proving once again that luxury refurbishments start with solid foundations.
Project Highlights
- Structural reconfiguration of a top-floor penthouse in East London
- Wall removals and beam installations to create open-plan zones
- Upgrades to support new MEP and smart home systems
- Fire compliance and structural strengthening for long-term durability
- Logistically complex delivery within an occupied urban building
Engineering for Elegance
The client’s ambition was clear: transform a compartmentalised layout into a light-filled, contemporary residence. Our first step was to assess all structural walls and identify which could be safely removed or modified. We carried out targeted opening-up works, analysed original load paths, and developed a steel beam configuration that redistributed weight without compromising ceiling heights.

This level of structural reconfiguration in urban refurbishments requires surgical precision. Every alteration had to respect the existing frame’s limitations, fire strategy, and acoustic ratings, especially given the proximity to other high-value residential units.

We integrated flush steelwork wherever possible, using padstones concealed within new partition lines and minimising the need for soffit drops. This preserved the clean visual aesthetic required for a high-end interior.
Fire Strategy and Compliance
A kAs with all top-floor modifications, fire safety was a critical consideration. Our structural interventions had to preserve—and in some cases improve—compartmentation between units and egress pathways.
We collaborated with fire engineers to ensure:
- All new steels were protected with fire-rated boards or intumescent coatings
- Structural floor interfaces met 60-minute fire resistance standards
- Open-plan zones had clear escape routes with suitable travel distances
This attention to detail ensured Building Control approval and futureproofed the unit for both resale and compliance audits.
Service Integration and MEP Support
In penthouse developments, services are often retrofitted vertically through risers, making space extremely limited. To integrate the new lighting, HVAC, and plumbing without compromising ceiling heights or slab integrity, we:
- Re-routed non-loadbearing partition zones to hide risers
- Created dropped zones for plant above wet rooms
- Provided steel support for integrated ceiling units and concealed extract systems
Every detail was modelled to avoid slab drilling in restricted areas, protecting both structure and warranty coverage.
Smart Home Infrastructure and MEP Coordination
Luxury today means more than materials—it means intelligent living. The Commercial Street penthouse was designed to support full smart home integration, including zoned lighting, heating, security, and AV systems.
Our structural package accounted for:
- Service riser capacity and access
- Wall reinforcement for mounted tech (e.g. concealed TVs, AV racks)
- Floor stiffness to prevent vibration beneath heavy equipment
- Coordination with underfloor heating and MVHR ducting zones
The result was a fully integrated space that combines visual elegance with hidden performance.
Urban Site Constraints
Delivering a structural package in a fully occupied building on a busy street presented additional challenges. Noisy works were scheduled outside of office hours, and material lifts were staged through tight vertical access routes. All structural steel was pre-fabricated and pre-primed offsite to minimise on-site duration and risk.
Thanks to Imperium Engineering’s deep experience with central London structural refurbishment, the project was delivered on time, with zero disruption to neighbouring residents or adjacent tenants.
Outcome
The Commercial Street penthouse is now a seamless blend of modern luxury and structural ingenuity. Light floods into its open-plan living spaces, clean lines define its interior architecture, and every element—from ceiling recesses to flooring transitions—is supported by careful, compliant, and forward-thinking structural design.
It’s a reminder that real luxury is built on more than what you see. It’s engineered.
