From Classroom to Home: The Sustainable Transformation of St John Fisher School

Imperium Engineering led the comprehensive redevelopment of St John Fisher School, transforming this historic educational facility into a thriving residential community. The project delivered 11 high-specification apartments within the original school building and introduced 8 newly constructed family homes—creating a development that is both technically complex and environmentally forward-thinking.

Project Highlights:

  • Complete structural and architectural transformation of a mid-20th-century school
  • Preservation and enhancement of character features including iconic steel-framed windows
  • EPC Rating B achieved across all converted apartments
  • Integration of sustainable technologies such as solar panels for apartments and air source heat pumps
  • Acoustic engineering solutions exceeding residential insulation standards

Engineering for Heritage and Innovation

The conversion of the school building into apartments with solar panels required sophisticated structural reconfiguration. Our team preserved the building’s steel frame while introducing new load paths to support residential layouts. Original features—including brickwork and window frames—were retained where possible, maintaining the building’s visual identity while ensuring it met modern living standards.

Working within an existing structure added complexity, particularly in maintaining structural integrity during phased demolition and rebuild. Through detailed engineering design and close coordination with the architectural team, Imperium Engineering delivered a design that harmonised old and new, showcasing our reputation for high-quality mixed-use and residential conversion projects.

A Sustainable Approach to Development

This project serves as a benchmark for sustainable homes in the UK. Rather than demolishing the school, we retained and reimagined the structure—minimising embodied carbon from the outset. Thermal upgrades, advanced glazing, and insulation strategies were combined with renewable technologies such as apartment solar panels and air source heating systems to reduce ongoing operational emissions.

This sustainable approach not only lowered the building’s environmental footprint but also enhanced comfort and reduced energy bills for future occupants—demonstrating how solar for apartments can be practically and attractively implemented.

The 8 new-build family homes that form the second half of the site were designed with the same low-energy principles in mind. Following a fabric-first approach, these properties were constructed using high-performance building envelopes that prioritise airtightness and thermal retention. Architectural detailing reflects the historic context of the original school, tying the development together as a cohesive and characterful whole.

Delivering with Precision

Despite the challenges of converting a heritage site and delivering new construction in tandem, the entire development was completed in just 8 months. Our parallel working strategy, precise material scheduling, and continuous on-site coordination ensured every stage was delivered on time and to the highest standard.

Outcome

The St John Fisher School redevelopment exemplifies Imperium Engineering’s core values: sustainability, structural ingenuity, and design sensitivity. The result is a dynamic new community that reflects its educational past while offering a modern, low-carbon future—anchored in durable design and enhanced by smart technology.
