Building Upwards: Multi-Storey Expansion for Cost Cutter

Imperium Engineering was commissioned to deliver full structural services for the vertical and lateral expansion of an active commercial property. The project included the addition of two new upper storeys and ground-level extensions on multiple elevations, all executed while the business remained operational. This complex commercial building extension is a strong example of engineering-led growth strategy.

Project Highlights

  • Two-storey vertical extension and multi-directional lateral build-out
  • Strategic foundation strengthening to support new loading
  • Live site coordination with minimal disruption to trading operations
  • Reinforced structural connections across existing and new elements
  • Fast-track delivery of structural scheme

Engineering for Vertical Expansion

Vertical growth demands precise engineering. Our team began with an in-depth structural survey to assess the capacity of the existing frame and substructure. The findings informed a reinforced slab and column upgrade strategy that allowed for the safe construction of two new floors above the existing commercial unit.

The new levels were designed using lightweight steel framing to reduce additional loads while maintaining strength and fire resistance standards. As specialists in multi storey building design, we accounted for vertical load paths, wind shear, sway resistance, and differential movement between the existing and new structures.

Lateral Build-Out and Connection Detailing

In addition to building upwards, the project required expansion outwards on three elevations to maximise usable floor space. This posed several connection challenges, as new wall lines had to be tied back into the original structure safely and cleanly. We developed bespoke steel-to-masonry interface details to ensure structural continuity across the full footprint of the site.

Our building expansion structural design prioritised minimal disruption to the internal layout, allowing the retail business to continue trading safely while works were underway.

Foundation Strengthening for Future-proof Growth

One of the most technically demanding aspects of the project was upgrading the existing foundations. Load-bearing assessments identified the need for pad extensions, underpinning, and localised piling to support the new vertical additions. All work was carried out in phases to maintain ground-level access and meet health and safety requirements.

This type of targeted foundation strengthening is crucial for projects where demolition isn’t viable, and where maintaining operational continuity is a priority. It allowed the client to double their lettable area without the cost or delay of a new-build approach.

As experienced structural engineers for commercial projects, we understand the balance between business needs, budget constraints, and engineering integrity. Our team provided responsive support to the contractor throughout the build, reviewing changes, adapting connection details, and ensuring full compliance with Building Control and fire regulations.

Outcome

The expanded facility now offers significantly more commercial floor space, including newly built-out ground-level units and two upper levels that can be let or repurposed. The project delivered strong ROI for the client and enhanced the long-term flexibility of the asset.

This project reaffirms Imperium Engineering’s role as a trusted partner for commercial building extension schemes, especially where safe vertical growth and operational efficiency must go hand in hand.
