Imperium Engineering was appointed to undertake a detailed structural survey of a historic residence in Dorset Square, where visible signs of wear called for urgent professional assessment. Our inspection covered everything from corroded steel beams and deteriorating roof timbers to issues surrounding outdated fire escape systems.
Project Highlights
- Full structural inspection of a heritage property
- Identification of critical safety and repair priorities
- Conservation-minded reporting methodology
- Guidance for remedial and long-term works
Looking Beneath the Surface
This mid-terrace home, located in one of London’s most architecturally significant postcodes, showed visible cracking, timber sagging, and signs of damp ingress. However, the client required more than superficial repair advice—they needed a strategic plan rooted in engineering analysis.

Our team began with a structural health check of all load-bearing elements using a combination of traditional techniques (tap testing, alignment assessment) and modern diagnostics. This included laser level checks, moisture probes, and targeted core sampling where access permitted.
Findings revealed:
- Steel beam corrosion due to failed roof drainage
- Joist end decay from prolonged damp exposure
- Lateral movement in internal masonry walls
- Fire escape stair failing to meet egress code

Risk-Based Structural Recommendations
We structured our report around a tiered framework:
- Immediate risk: Urgent attention to corroded steels and roof integrity
- Medium-term: Repairs to internal timber spans and floor levelling
- Preventative: Monitoring wall bowing and upgrading fire egress
Each recommendation was supported by engineering commentary, photographs, and suggested materials suitable for heritage buildings (e.g. lime mortar, resin anchors, ventilated joist ends).
Where replacement was not permitted under conservation guidelines, we proposed specialist strengthening methods—like flitch plate insertions and hidden wall ties—to retain visual integrity.
Survey Without Destruction
As with all heritage buildings, preserving fabric was paramount. All findings were derived without opening floors or walls unnecessarily. We worked closely with the project architect and heritage consultant to ensure that any subsequent works could proceed with full regulatory approval and minimal disruption.
Outcome
The Dorset Square survey gave the property owner a complete structural picture and a clearly prioritised, cost-informed plan for future works. More than a one-off inspection, it became a roadmap for safeguarding a valuable heritage asset.
This project demonstrates how Imperium Engineering leads in the structural care of listed properties—balancing risk, regulation, and respect for history in every decision.
